It is a platform created to centralise all the procedures related to rental contracts, which will be compulsory from 2 January 2025.

You only need to send us the basic documents of your property, and we will take care of the rest.

At Mister Alquiler, we want to make everything easier for you. That is why, if you are already one of our regular clients or an owner who entrusts us with the management and rental of their property, the cost of this management is zero euros, except for the official fees.

This means that any expenses derived from the process, such as Land Registry fees or other administrative costs, must be borne by the owner. We take care of the whole process, but we do not assume these official fees.

If you are not a client and would like us to take care of this process, we invite you to consult our real estate office. We will be happy to help you and offer you a tailor-made service.

If the landlord does not wish to advertise the property on any digital platform, the Land Registry registration number is still required to register the property in the Digital One-Stop-Shop for Rentals.

The registration number will be necessary to comply with the current regulations, even if the property is not advertised on rental platforms.

In this case, the process would be as follows:

  1. Obligation of the Registry: The owner must register his property in the Land Registry in order to obtain the corresponding number. This step is mandatory, as it certifies that the property complies with the legal requirements for renting.
  2. Registration in the Digital One-Stop-Shop: Once the registration number has been obtained, the owner must register his property in the Digital One-Stop-Shop for Rentals. Even if digital platforms are not used to advertise it, this registration is a legal requirement to ensure that the rental of the property is valid.
  3. Exceptions: If the housing is rented directly, without intermediaries or platforms, the regulations still require registration with the One-Stop-Shop to ensure compliance with the laws and to facilitate the supervision of temporary rentals by the authorities.

In short, even if the landlord does not want to advertise the property on digital platforms, he must comply with the same legal requirements (land registry and one-stop-shop registration) to rent it out legally. This ensures transparency and regulatory compliance.

Data required to register a dwelling in the digital one-stop-shop for rentals

  • Full name.
  • Identity document (DNI, NIE or passport).
  • Tax address.
  • Contact telephone number.
  • E-mail address.
  • Complete address (street, number, floor, door, postcode, town, province).
  • Cadastral reference.
  • Registration number in the Land Registry.
  • Type of property (complete dwelling, room, boat or other property intended for short-term accommodation).
  • Usable area in square metres.
  • Number of rooms available for rent.
  • Maximum occupant capacity allowed.
  • Description of facilities and services offered (e.g. air conditioning, heating, Wi-Fi, etc.).
  • Tourist licence or administrative authorisation number, if applicable.
  • Date of issue and expiry of the licence.
  • Licensing authority.
  • Energy efficiency certificate.
  • Certificate of second occupancy or habitability.
  • Type of rental (tourist, seasonal, by rooms, etc.).
  • Minimum and maximum period of stay allowed.
  • Rates applicable according to season or specific dates.
  • Cancellation policy and booking conditions.

  • Certificate certifying that the property is free of charges or debts with the community.
  • Internal regulations that may affect the rental (e.g. restrictions on tourist rentals).
  • Tax identification number (NIF) of the owner or lessor.

  • Information on the tax regime applicable to the rental.
